When do I have to register my rental property, and am I ready?

  • Register readiness check (Compliance → Register your rental property). Every property is checked against what the government's new "Register your rental property" service is expected to ask for: address, type of home, ownership, bedrooms, whether it's let, occupants and households, furnished status, freeholder and managing agent, licence, rent and bills, gas safety record, electrical report and EPC. Each item shows as ready, missing or expired, using the certificates, licences and tenancies already in PropertyCore. You see each property's region, the date its registration window opens, the deadline, the days left and the £65 a year fee, plus "X of Y properties ready" for the portfolio.
  • Registration pack, one click. Download a ZIP per property, or for the whole portfolio, with every answer (PDF and CSV), the current certificate files to upload, and a checklist of what's still missing. PropertyCore cannot submit the registration for you: the government has not announced any API or bulk upload.
  • Reminder 30 days before your window opens. Properties that aren't ready yet appear in the exceptions feed from 30 days before their region's window opens.
  • Free public checker, no login. propertycore.uk/tools/landlord-database now asks for a postcode, shows the window, deadline and fee, and lets any landlord tick off what they already have to see what's missing.
  • Based on government pre-launch information, October 2026. GOV.UK has not published detailed guidance yet, so the questions may change.

Can I prove I did the Right to Rent check?

  • Right to Rent checks are recorded against each occupant, with the rules for October 2026 digital checks.

  • Tenanted Sale Pack: one-click ZIP with an investor summary, tenancy, deposit and certificates.

  • Management Statement PDF covering any period.

Is anything stuck or due?

  • The exceptions feed says where a repair is stuck, flags Right to Rent gaps, and shows the landlord database window and Making Tax Digital deadlines.
  • Push notifications when a tenant reports a repair; tenant repair reports carry a response deadline.

Other improvements

  • End-of-tenancy feedback from tenants through a signed link.
  • Document Review for buyers and investors: an AI reading of legal packs, with findings on use, cost and exit.
  • Periodic inspections can draft condition notes from photos, and the form keeps unfinished entries on your device.
